Today I want to talk with you about how to buy in a hot market. It’s a hot market in San Antonio right now, and it has been for a while. When you’re buying a home, you need to set realistic expectations for yourself.
What I say to most of my buyers is that it’s like jumping on a subway. You can look all day at subway trains going by and not have to do anything. It’s perfectly fine to look. However, when you want to get on the subway, you need to make a firm decision that you want to get on. When you’re looking at homes, you can look at multiple listing services all day long, and that’s ok. However, when you decide you want to get a home, you have to jump in with two feet. That means submitting a strong offer.

There are a lot of ways you can submit a strong offer. It could be a cash offer, loan terms, waiving a home warranty, having a lower option period, or higher option period amount. Any one of these options will make a strong offer.
Be prepared to go in strong and do the right thing. Don’t mess around with wimpy offers. If it’s the right price and the right home, go in strong and make sure to use an experienced Realtor and real estate team. They will help you out and make sure you win. Remember that at the end of the day, the second-place offer never gets accepted. You have to be first place.
